Digital Television: Are Your Properties Ready?
Most likely you have heard that a change is coming for American airwaves. The move to fully digital television is just around the corner with an effective date of February 17th, 2009.
According to an article in Multi-Housing News, while our attention has been devoted to the elections, the stock market, a recession, energy and a troubling housing market, we may have been distracted from the conversion to digital television. This switchover is just around the corner and many are still not prepared.
Many apartment complexes offer free cable to residents, television in common areas and on-site fitness centers or a global antenna for resident use. Apartment owners should give some attention to these although participation is not mandated.
The Government Accountability Office reports unpreparedness for nearly half of the TV watching public. The cost of a converter box or new television will be carried by individuals but here are a few things that you can do to make the transition smoother for residents:
- 1) Convert a current antenna system to one that supports the new digital signal. This allows residents to continue community use of the antenna system with their new set up.
- 2) Purchase and install converter boxes or television in all common areas and fitness centers proper to the February 17th date to ensure uninterrupted enjoyment of use for your residents.
- 3) Consider offering discounts and/or free DTV converter boxes to new and current residents. This could also be used as a concession for filling empty units. Information is also available to help residents acquire a coupon for a free converter box.
- 4) Supply your tenants with a letter reminding them of the coming switch and information about what you are doing to help them transition. (Always a great ‘Value Add’)
