At the South Bay Apartment brokers meeting today the attendance was half of what is typical. I hope they are on vacation.  My comments to the group included that Contra Costa county has an average of 60 properties (16+unit multifamily) for sale on any given month.  Today, I reported that there were 116- almost double!  The gap between Seller’s expectation and buyer’s willingness to pay continues to stay wide.

The guest speaker was Puneet Singh, an attorney with Kimball, Tirey & St. John who specialize in assisting residential and commercial property clients step-by-step through every phase of the eviction and court process.  Puneet held the room of brokers captivated as she explained the various scenarios that owners don’t realize need to be documented correctly.  Her advice, call her as soon as you have a nuisance tenant!
